Anyone who has owned a home in San Antonio for a while has heard about foundation movement. Much of the area sits on expansive clay soils that swell when wet and shrink when dry. That movement does not just affect foundations. It affects everything buried in the ground, including your sewer line.
Here is how soil movement damages pipes and what you can do about it.
Expansive clay can change volume significantly between wet and dry seasons. A long, hot drought pulls moisture out and the soil shrinks and cracks. A heavy rain soaks it and it swells. Pipes in that soil are pushed, pulled, and twisted with each cycle.
Over years, those small movements add up.
Separated joints are the perfect entry point for roots, and offset joints act like a speed bump for waste. Homeowners often see clogs that come back again and again, even after the line is cleared. The real issue is the structure of the pipe, not the clog.
A cured-in-place liner bridges cracked and separated joints with a continuous, jointless pipe. Once cured, there are no joints left to separate along the lined section, and minor offsets are smoothed over. That makes the line far more resistant to future soil movement and root intrusion.
Severe offsets or major bellies may need a spot repair first. The camera inspection will show what is needed.
If you notice new slow drains or gurgling after a long drought or a stretch of heavy rain, that is a good time to have the line inspected. Soil movement is often the trigger.
Yes. The same soil movement that stresses foundations can shift, crack, and separate sewer pipes.
A cured liner has no joints along its length, which removes the most common failure points. It is far more resistant to movement than jointed pipe.
Consistent soil moisture can help reduce movement, but it will not repair pipes that are already damaged.
